1101 Chestnut Street
1101 Chestnut Street comprises the final phase of the East Market Development and is the culmination of a decade of planning, design and construction for the 4.3 acre site in downtown Philadelphia. Following the completion of the mixed-use components of the project, National Development entered into an agreement with Jefferson Health to develop a 462,000 sf Medical Office Building (MOB) for Jefferson Heath including a 300 car below-grade parking structure. The project will be turned over to Jefferson in June of 2023 for them to complete the clinical space improvements with an expected opening in April of 2024. The design acknowledges the existing 2 story bay architectural rhythms and also introduces a contemporary curved glass façade to represent Jefferson’s cutting edge technologies. The siting of the new building preserves the original master plan intent and provides for the completion of Chestnut Walk from Market Street to Chestnut Street, and the continuation of ground floor retail and pedestrian activation. Ennead based in New York City is the architect for the medical tower and BLTa of Philadelphia is the architect for the sitework and below grade improvements.
National Development is developing 1101 Chestnut Street for the ownership group led by National Real Estate Advisors as well as Joss Realty, Young Capital, and SSH Real Estate.1101 Chestnut Street is the final phase of the East Market development. The Medical Office Building will bring 750,000 people annually from the city and region to East Market and is a great compliment to the newly developed retail, office and residential uses of the earlier phases.
