East Market is a mixed-use, multi-phase redevelopment project encompassing an entire city block in the heart of Center City Philadelphia, PA. The project’s first phase is completed and includes 105,000 square feet of podium retail, 562 rental apartments, state-of-art digital and static signage, and 175,000 square feet of Class A warehouse office space above 21,000 square feet of ground-floor retail.
View Case StudyBuilt in 1973, the contiguous project consisted of a 32-story, 800,000-square-foot office building, an enclosed two-story 420,000-square-foot shopping mall (anchored by Macy’s), and a six-level parking structure with 2,000 parking spaces. The full block also included a 485-room hotel. In 2013, National and its local partner purchased the property. At purchase, the office building was only 56% leased and the retail component suffered from a lackluster mix of second tier tenants and dated design. National Development implemented a dramatic redevelopment plan, including renaming the project, The BLOC.
View Case StudyOriginally constructed in 1974, 100 Van Ness was a 28-story, Class B office building situated two blocks from City Hall. Its location straddles the Civic Center district of cultural and arts destinations and Hayes Valley, a walkable neighborhood filled with restaurants, bars, and boutiques. In 2008, NEBF provided an acquisition and development loan secured by the building, which was the headquarters of the California State Automobile Association and later took title to the collateral in January 2011. In 2012, National Development staff and its local partner began the design of an adaptive re-use of the building into a 418-unit apartment tower.
