412 N 2nd Street

412 N 2nd Street is a 23-story, 397-unit, multifamily apartment building anchoring the southern end of the larger Northern Liberties development. The site will serve as a gateway to Old City, connecting pedestrians in both neighborhoods by means of a Woonerf, or “living street,” running north/south through the site. Residents and guests will be able to walk through the heart of an intimate neighborhood and enjoy street-level restaurants, bars, and shopping.

Designed with the urban experience in mind, the apartment tower sits on a human-scale, two-story brick base. An existing warehouse structure will be modified and repurposed to create a freestanding retail bar which will line the opposite side of the Woonerf. An above-ground parking structure faces N 2nd Street, topped with a landscaped deck with full-length lap pool connecting to the building’s amenities on the third floor.

The total project will feature 21,000 SF of retail, 16,000 SF of amenity space, and 46,000 SF of parking. The clean design of the tower itself is highly visible from I95 and I676 (the offramp between the two rounds the southeast corner of the site) and will instantly become a city icon. The internal street, retail, landscaping, and art program lining the garage façade all aim to attract residents to the project, activate the site and connect the southern end of this new neighborhood with Old City.

Part of the larger Northern Liberties assemblage, National Real Estate Development is partnered with Kushner Real Estate Group (“KRE”) to co-develop 412 N 2^nd Street on behalf of the ownership group of National Real Estate Advisors and KRE.

Located within Philadelphia’s East Callowhill Overlay District (“ECD”), the development team is actively working to create a unique neighborhood inspired by the surrounding historic Old City and Northern Liberties neighborhoods. The mixed-use project is designed to embody the City of Philadelphia’s urban planning vision for the district and is anticipated to be the cornerstone of a new generation of development in the ECD.

The project will be developed in multiple phases, with the subject residential towers as the initial phase. The overall project is a four parcel, mixed-use, pedestrian centric development located on North 2nd Street between Callowhill Street and Spring Garden Streets. Anchored at its interior core by North American Street, the new neighborhood will cater to a diverse community who value the walkability of city life and the easy access to Philadelphia’s historic neighborhoods, business district, culture, and nightlife.
