National Development was engaged by ownership in 2019 to work with DC-based developer, Akridge, on a master plan for the 6+ acre parcel in Buzzard Point. The site has been owned by an affiliate of National, Akridge and Blue Coast Capital since 2005. Located in the heart of Buzzard Point, part of the fastest growing submarket in DC, Capitol Riverfront, the site benefits from its proximity to water, trails and green space as well as zoning that will allow buildings at least four stories taller than its neighbors providing fantastic views of the water and city.
The Stacks is a transformative 6+ acre development spanning two city blocks that will redefine residential living on DC’s Southwest Waterfront, creating a neighborhood with lively but approachable street life that feels altogether different. The Stacks is located one block from the Anacostia River in the heart of Buzzard Point between The Wharf and The Yards. It connects the two bustling neighborhood centers with a residential oasis.
The Stacks is a two-million square foot mixed-use development project that will bring residential, office, hotel, and retail and services to Buzzard Point. At full build-out, The Stacks will feature approximately:
- 2,000 residential units
- 80,000 square feet of retail space
- 15,000 square feet of public park and entertainment space on V Street
- Up to two (2) hotels
- Up to 250,000 square feet of office space
- Below-grade parking & loading
