The Girard

Philadelphia, PA

The Girard is on the southeast corner of Market and 12th Streets in the heart of Center City Philadelphia. It was the second residential tower constructed as part of the East Market development. The design to complements the existing residential units on at The Ludlow, catering to a clientele of established professionals and couples or young families looking for a vibrant urban experience. The project includes 240 units over 20 floors with a mix of one and two bedrooms. The indoor amenities include a gym, demo kitchen, a yoga/ fitness studio, library, children’s playroom, social lounges, screening room, conference center, an indoor/outdoor climate-controlled loggia, and a billiards room. The outdoor amenities include a sun deck, 25-yard lap pool, a dog run, kids play area, two grilling stations, three fire pits, community vegetable gardens, and feature raised wood decking through extensive landscaping. The architect of record for the project was BLT Architects, and Morris Adjmi Architects served as both the design architect and the project’s interior designer. The Girard opened in December 2018.

National Development developed The Girard for the ownership group led by National Real Estate Advisor’s and Joss Realty, Young Capital, and SSH Real Estate. Early in the planning phases of East Market, National Development decided to preserve the air rights above the west retail podium to study further a potential office, hotel, or residential use. After careful consideration and a review of the market, National Development determined that Philadelphia was well behind other major markets in purpose-built, well-amenitized residential to meet the growing demand for Center City living. The development thesis of The Girard was to achieve a modestly higher price point than its sister project, The Ludlow, by designing an apartment with a higher level of finishes and superior in-building amenities while still benefiting from all that the emerging East Market neighborhood has to offer.
