Northern Liberties

Located within the East Callowhill Overlay District (ECD), National and KRE (“Development Team”) is actively working to create a unique neighborhood inspired by the surrounding historic Old City and Northern Liberties neighborhoods. The mixed-use project is designed to embody the City of Philadelphia’s urban planning vision for the district and is anticipated to be the cornerstone of a new generation of development in the ECD. The project will be developed in multiple phases, with the subject residential towers as the initial phase. The overall project is a four parcel, mixed-use, pedestrian centric development located on North 2nd Street between Callowhill Street and Spring Garden Streets. Anchored at its interior core by North American Street, the new neighborhood will cater to a diverse community who value the walkability of city life and the easy access to Philadelphia’s historic neighborhoods, business district, culture, and nightlife.

• 474 N 2nd Street

The Northern Liberties project has the potential to make a significant impact on the district with 1.2M of buildable as-of-right square feet across the four parcels. The overall project will be a mixed-use, LEED certified development with residential, office, retail, and a vibrant pedestrian core.

The first phase of Northern Liberties is currently in vertical design and expected to begin construction in mid-2022.
