The Stacks

The Stacks is a transformative, multi-phase 6+ acre development spanning two city blocks that will redefine residential living on Washington, D.C.’s Southwest Waterfront, creating a neighborhood with lively and welcoming street life and panoramic views overlooking the confluence of the Anacostia and Potomac Rivers, Virginia, and monumental D.C. Upon completion, The Stacks will be the heart of the Buzzard Point community, anchored by an urban park and neighborhood-serving retail offerings. The Stacks will also feature unique art programs, landscaped plazas, and pop-up exhibits that invite residents and the community to gather and return.
The design was inspired by historic D.C. neighborhoods and walkable communities across the world. Dubbed ‘The Corso,’ the project is situated around a gently curved pedestrian-only street running through the heart of the project that will guide people to and from the waterfront.
The two-million-square-foot mixed-use development project will bring residential, office, hotel, and retail to Buzzard Point. At full build-out, The Stacks will feature approximately:
- 2,000 residential units
- 80,000 square feet of retail space
- 15,000 square feet of public park and entertainment space on V Street
- Up to two 2 hotels
- Up to 250,000 square feet of office space
- Below-grade parking and loading
The project is being developed by National Development and DC-based Akridge and is jointly owned by Akridge, Bridge Investment Group, Blue Coast Capital, and institutional funds managed by National Real Estate Advisors. Phase One is funded by construction lender Bank OZK.
